Lift-Gate Delivery Included
For your convenience, lift-gate service is included with this purchase. This means that upon delivery, the carrier will use a lift-gate on the truck to lower your item to the ground. Many other retailers charge extra for this service, but we're happy to include it. Once your item is lowered from the truck, you'll simply need a dolly or assistance to transport it.

Inspired by classic Victorian construction, complete with gingerbread trim, a heart-shaped window, and old-fashioned shutters, this extraordinary playhouse measures approximately 8 x 8 x 8 feet and is just the right size for your child. You'll love its stately presence in your backyard, too.

 

This house is constructed from LP Smart Side, a popular building material due to its durability, resistance to weather, and its low environmental impact. Treated with SmartGuard, which uses zinc borates to resist rot and mold, LP Smart Side is an incredibly strong and safe alternative to typical materials that ensures years of enjoyment from your playhouse. Thanks to the durability of this material, LP offers a 50-year limited warranty.

 

This house arrives as a kit, ready to assemble with ease. It is available in your choice of configurations based on availability. Please note that if you choose an option without the floor kit, then you must provide the materials for an interior floor. The playhouse shown in the photo above includes all available options (floor kit, chimney, loft, and deck with rail).

 

Your house comes complete with 2x3 wood wall framing, 2x4 wood trusses, high-quality siding and trim (which is pre-fastened to wall panels), panelized pre-cut wall sections, pre-fastened gingerbread trim, two flowerboxes, and two working Plexiglass windows, measuring 14 x 21 inches each. The windows include safety glass, aluminum grids, and screens. Also included are shutters, one painted heart-shaped Plexiglass window, and all assembly hardware, as well as white aluminum exterior corner trim. All trim and siding is pre-primed and ready for painting.

 

A child-size Dutch door (20W x 40H inches) opens from the front of the playhouse, while an adult door (34W x 61H inches) opens from the side. Paint this house any color you wish. Shingles, dripedge (roof edging), and paint are not included but are available at any local hardware store. If you choose the configuration that includes the deck, you will also have to supply three 4 x 4-foot posts for under-floor support.

Assembly

Our DIY playhouse kits are designed for easy assembly. Unless otherwise noted, they should require an average of two adults working four to eight hours to complete. Panelized walls, pre-cut pieces, and alphabetized labels help make the process simple, as does the downloadable full-color instruction manual (link provided with your purchase).

When assembling your playhouse, please make sure to choose a level area for installation. We recommend an area that is covered in crushed stone, patio block, or concrete, in order to form a base for the playhouse. However, because the playhouse bases are made from treated lumber, they can be placed directly on the ground. If you do decide to prepare a base for your playhouse, make sure it measures 1 foot wider than the house itself on all sides.

If you are interested in moving your playhouse to another location in the future, you should purchase and install 4 x 4 runners before completing assembly. Once runners are in place, the playhouse can be moved by your local tow truck company with the use of a flatbed and a winch.       My husband and I purchased the playhouse for our 2 daughters age 3 and 6 they really love the house. I do suggest purchasing the deck and floor. I wish we had also purchased the extra window to keep it cooler during the summer. We hired a carpenter to put it together and it was worth the money. The instructions were not the easiest to follow and laying shingles is a challenge due to the angles on the roof. We get a lot of snow in our area so additional support was added to our roof. The placehouse has been up for a year and doing well. The finish on the deck has peeled so we will have to refinish it this year.
      Over all for the money we are very happy. The 8 x 8 is a great size if you want enough room for 3 or more children to play in it.

      First the 8x8 is quite large. Should have gotten the 6x8. Should have made my own floor instead of buying it and having to assemble on a perfectly level surface. Then try and move the 250# 8x8 floor with 4x4 runners on the bottom Get help!!! Spend the extra time and money and really level your pad before placement. Again the 8x8 with 3x8 deck add on takes up alot of room! If you are working by yourself essentially and have a 2YOA and a petite wife plan on spending a week putting this together. If you dont have basic + carpentry skills then get help! Some of the pieces of trim didnt line up and I was very displeased to see the use of compressed paper wood board for the trim. It was damaged during assembly or shipping and it's not easily fixed. Recommend use of pine/poplar trim and put it on during assembly on site. Ensure you check the bottom of the pallets during delivery. My floor pallet was damaged but was very hard to see. I ended up replacing two 2x4 that a forklift speared. Easy fix but took time and money! Build you own floor and save some money if you can hall 2x4, 4x4s and 4x8 sheets of plywood. The preassembled walls were great and saved time but no mass produced wood product is ever perfect. I was displeased with the qaulity of the 2x3 and other straight 2x4,2x6 members. Grade 2 with to many knots for my liking and for some reason the wood was drier then I have ever seen before. Splitting was common when toe nailing some members. One of my pet peaves and not a good nailing joint. The structual design wsa sound but adding two more trusses would have helped keep some piece of mind when crawling up on such a small roof with 1/2" OSB. The Domer face and T-Bar design is nice and easy to assembly but the valley's on each side are a weak spot. Putting the bracing up from the bottom and then screwing down through the OSB was a pain. Again the V notched 2x4 was full of knots and cracked somewhat. I ended up using some Simpson Strong Ties to reinforce the trusses. The non door side exterior non load bearing wall needs some reinforcment as it has play back and forth. Reduced somewhat with the heavy shingles on it but still moved when pushed on the inside or outside. My best advice after spending a week putting this together with my 2 YOA carrying away my tools and almost dropping a hammer on hear head is to hire a pro roofer to do the roof. Spend the $125 and get it down quick. Also dont use the cheap 3 tab rood shingles. Go for the somewhat pricer ($15/bundle vs ~25/bundle) archeitectual shingles. Also ensure you ask you wife what color she wants the roof and then make her pick out the shingles with you at Lowes/Home Depot so it matches her paint scheme. Ran out of the shorter 1 1/4 square head self tapping wood screws that are painted black. Had to buy more but they dont come painted black on the end. The doors went on pretty easy but one hinge that was preassembled on the child door was crooked. Instruction are fair but alot of pictures are blury and they are not numbered so when you actually call the manufactuer it take someone with carpenter lingo to talk to them. They are very helpful and nice. They are also here in the USA which is nice for a change. Good kit but could be a bit cheaper mainly due to the pressed paper wood trim. Build your own floor and save roughly $50. Hire a pro roofer and safe time. Get a friend to help you. Also ensure you have more then just a hammer and drill. Nailsets, plybars, 18ga Trim nailer. If you hire a roofer you dont have to rent a roof nail gun. Pounding in the roofing nails with a hammer will take much longer and possibly break the OSB since there are only 2 middle trusses. Have fun!!!!!
